A Quit Claim Deed offers none of the warranties made in a Warranty Deed. The grantor makes no promises that he owns the property or has any right to convey it, or that he will defend against or be responsible for liens or other title defects.
A Quit Claim Deed is sometimes used where the status of title is unclear but the grantor wants to disclaim any interest in the property. Quit Claim Deeds are also sometimes used for conveyances between family members to save recording costs imposed by the State of Tennessee.
